Current Projects
These are development projects in Lawrenceville that are actively going through our community development review process. Each of these projects still can receive comment from the community. Some projects do not meet the threshold to go though a full community process, if that is the case it is noted in each project.
47th and Butler (Formerly Teamsters Temple) – Alpha Residential
Alpha Residential is proposing a multi-unit development. They are currently in the pre-application stage with the city. We will host a community meeting once they are ready to move forward with their application.
169 49th Street – Design Build 3
This 15 unit apartment building did not come through Lawrenceville Together’s Community Process because it didn’t require any variances. The project was appealed by neighbors and is currently being decided by the Zoning Board.

32 39th Street – Dalian Development
334 residential units developed by Dalian development under construction at the corner of 39th and Foster. This project came through our community process in 2024
153 51st Street – Lobos Management
15 rental townhomes developed by Lobos Management. Approved at Planning Commission with construction starting Summer/Fall 2027.
3634 Penn Avenue – Anderson Equitable Holdings
40+ residential unit project that is approved at Zoning and at Planning Commission. Demolition of current building on property and construction beginning in Summer/Fall 2026.
5438 Butler Street – Nied's Hotel LLC
Renovation of historic Nied’s Hotel into a 15 room boutique hotel and original bar. This project came through our community development process in 2023 due to a liquor license transfer. The project is under construction and slated to open in Fall/Winter 2026.
250 44th Street (Formerly Holy Family) – EProperties
45 for single housing units, including the historic rehabilitation of the church. This project came through our community process a variety of times, the most recent being 2021. The houses are under construction.
6111 Butler Street – Golden East Investors
The URA put out an RFP for this property. Golden East Investors was the chosen RFP, but has chosen not to move forward with this project.
5275 Butler Street – Albion
Over 300 residential units developed on Butler Street. This project came through our community development process in 2023, was under construction 2024-2026, and opened for occupancy in 2026.
4107 Willow Street – Camp 8
This 100 unit housing development went through our community development process in 2023. They are approved at zoning and planning commission but have decided to not move forward with the project.
